White County bottomland is known for ducks and big-woods deer, Cleburne County offers rolling hardwood and pasture edges near Greers Ferry Lake, and Stone County gives you steep Ozark ridges bordered by national forest.
What makes a tract good for deer?
- Edge. Places where hardwoods meet pasture, cutovers or creek bottoms concentrate deer movement.
- Water. A pond, creek or spring keeps deer on your ground in dry years.
- Food. Mature white and red oaks for acorns, plus room for a food plot.
- Bedding cover. Young timber, thickets or a clearcut a few years old.
- Size and shape. A square 40 acres hunts bigger than a long, skinny 40 because you can hunt the interior without crossing neighbors' lines.
What about duck hunting?
Eastern White County, near Bald Knob, Georgetown and the White River, sits at the edge of the Arkansas Delta flyway. Flooded timber, low ground that holds water, and land near public areas such as Bald Knob National Wildlife Refuge and Henry Gray Hurricane Lake Wildlife Management Area draw serious waterfowl buyers. If you want to flood ground yourself, look at elevation, levees, water control structures and a well or water source.
What about Stone County and the Ozarks?
Stone County land is steep, wooded and often borders the Ozark–St. Francis National Forest, which can extend your hunting and hiking well beyond your own boundary. Expect good turkey and deer habitat, rough roads, and more limited utilities.
What should I check before buying hunting land?
- Deeded access you can use in all seasons, not just a dry-weather trail
- Boundary lines clearly marked, especially next to public land
- Timber value, since a recent cut lowers price but also changes habitat for years
- Mineral and timber rights that convey with the sale
- Building potential for a future cabin: electric, a well site and soils that pass for septic
- Neighboring land use, such as leases, clubs, or a nearby subdivision
Does United Country specialize in hunting land?
Yes. United Country Real Estate partners with Realtree on its hunting property marketing, and our office includes lifelong deer and duck hunters. Agent Garrett Philpot has volunteered with Arkansas Ducks Unlimited since 2010 and flies drone video so out-of-state buyers can see a tract before they travel.
FAQ
How many acres do I need to hunt deer in Arkansas? Many hunters do well on 20–40 acres if the habitat and neighbors are good. Larger tracts give more room to manage.
Can I build a cabin on hunting land? Usually, if you have access, power or solar, water, and a septic-suitable site.
Do hunting tracts come with mineral rights? Sometimes. Many tracts in this area had minerals severed decades ago; always ask.
